Waterproofing Services Nigeria — Rooftop, Basement, Structural and Below-Ground Waterproofing

Karoch Engineering delivers waterproofing for the full range of building waterproofing challenges in Nigeria — from flat rooftop systems on institutional buildings to basement tanking and below-ground structural waterproofing for commercial developments.

Waterproofing in Nigeria’s Climate — What Works and What Fails

Nigeria’s combination of high rainfall intensity, tropical UV radiation, and temperature cycling is the harshest environment for waterproofing membranes in West Africa. Systems specified for European climates frequently fail within 3–5 years in Nigerian conditions. Karoch Engineering specifies and installs waterproofing systems that are tested for this environment — with surface preparation and application standards that determine whether a system lasts 5 years or 25.

What We Deliver

▸  Rooftop waterproofing — flat and low-slope roof systems using torch-applied bituminous membranes, liquid-applied systems, and PVC/TPO single-ply membranes

▸  Basement tanking — negative and positive side waterproofing for below-ground structures

▸  Structural waterproofing — crystalline and cementitious waterproofing for concrete structures

▸  Below-ground waterproofing — tanked basements, substructure walls, lift pits, and below-grade slabs

▸  Expansion joint waterproofing — flexible joint treatment at structural movement joints

▸  Balcony and terrace waterproofing — pedestrian-trafficked waterproofing systems with protective topping

▸  Water feature and pool waterproofing — pool tanking and water feature lining systems

▸  Remedial waterproofing — investigation and repair of failed existing waterproofing systems

We Fixed UnibenI’s Water Ingress Problem — Across 4,800sqm

The University of Benin trusted Karoch Engineering to resolve structural waterproofing issues across a 4,800sqm campus facility. Not a small project, and not a simple application. The result was a Vice Chancellor who committed to bringing us back for the full facility. That project history is the most direct evidence of what our waterproofing team delivers.

FAQ

Common Questions

Q: How do I know if my building needs waterproofing or just a repair?

A: Contact Karoch Engineering for a site assessment. We inspect the affected areas, identify the water ingress source (not always obvious — it is rarely directly above the visible damp patch), and provide a scoped recommendation for repair or full system replacement.

Q: What is the difference between positive and negative side waterproofing?

A: Positive side waterproofing is applied to the water-facing surface (the outside of a basement wall). Negative side is applied to the dry face (inside the basement). For new construction, positive side is preferred. For existing structures with water ingress, negative side crystalline or cement-based systems are often the only practical option.

Q: How long should a roof waterproofing system last in Lagos?

A: A correctly specified and installed torch-applied bituminous membrane on a Lagos flat roof should last 12–20 years. Liquid-applied systems can last 15–25 years when recoated on schedule. The biggest variable is surface preparation quality before application.
